Information for Landlords

Carter Moon Property Management' the lettings department of Carter Moon Estate Agency currently offer a Let Only or Fully Managed Service.

SERVICE LEVELS

LET ONLY

  1. Prepare details sheet including photographs where appropriate
  2. Distribute details to potential Tenants on our mailing list via post or email
  3. Market the property via our own website, UK property portals including Findaproperty.com, Primelocation.com, Zoopla and Globrix 
  4. Carry out accompanied viewings - out of hours by prior arrangement to maximize the chance of finding a suitable tenant. 
  5. Negotiate a rental agreement and carry out professional reference checks.
  6. Draw up a legally binding lease agreement. 
  7. Arrange for utilities to be transferred into the Tenant's name. 
  8. Collect the deposit and first month's rent. 

Once the above has been carried out the management of the property becomes the sole responsibility of the owner, including collection of the rent and any maintenance issues.

FULLY MANAGED 

  1. Prepare details sheet including photographs where appropriate
  2. Distribute details to potential Tenants on our mailing list via email or post
  3. Market the property via our own website, UK property portals including Findaproperty.com, Primelocation.com, Zoopla and Globrix
  4. Carry out accompanied viewings - out of hours by prior arrangement to maximize the chance of finding a suitable tenant
  5. Negotiate a rental agreement and carry out professional reference checks
  6. Draw up a legally binding lease agreement
  7. Arrange for utilities to be transferred into the Tenant's name
  8. Collect the deposit and first month's rent
  9. Set up a standing order mandate to enable rent to be transferred directly to the Landlords bank account
  10. Provide a monthly/quarterly statement detailing income and expenditure
  11. Carry out mid-term inspections
  12. Act as a point of contact for Tenant resolving maintenance issues or day to day problems which may arise
  13. Organising and authorising repairs on behalf of the Landlord within agreed limits
  14. Carry out the final inspection of the property upon Tenant's departure.
  15. Re-advertise in order to secure a new tenant
